PBR...

JU your spot on the gun he never pulls the action back....only thing pbr can figure is that when he puts the clip back in they never show them chambering a round but like you said any good cop is going to know if a round is chambered or not.

Speaking of market conditions & fresh out of college guys - I'm betting on the market here in the Rochester area to soften a bit more so I have a chance to snag something decent.

Preferably after the fall of '08.

Tags, Ill tell you this now, and tell Robbie if he doesnt read this....

Never, EVER charge more than one thousand dollars on your credit cards (unless your makin over 100K or somethin like that, I sure wasnt)

Use cash for everything you can.

Too late - I threw FMTags remaining share of her engagement ring on a 0% APR platinum card (after the 6 months or whatnot, it goes to 9% I believe). At any rate, was cheaper than a loan to cover the remainder.

But I completely agree, cash is king.

You should've seen RT about a ring....could've given you a sweetheart deal on a 1c rock. Can't guarantee the lifetime of bliss but she'd never know....

dayum!! lots of posts to comment on... let's see

movies that you just watch for no reason... I swear I've seen "Deep Impact" on TNT 50 times this year.  Can someone explain why I would feel compelled to REPEATEDLY watch a movie headlined by Tea "I was the chick in bad boys" Leoni and Elijia "still spendin' that hobbit money" Woods? I can't describe it. Some people use meth, I watch deep impact.

Credit cards... I don't think it should be legal for credit card companies to come to college campuses and sign kids up for years of money mismangement for a free f---ing T-shirt.  Gro was never that bad with the credit and got it paid off pretty quickly after college (now has small balance that should be paid off buy hey... I've got time right?), but anyone under 21 just doesn't need to be borrowing money.

19 year old myspace vixins... Come on RT, is this what you need? Gro finds that there is a big difference not in age but in responsibilities of people. Someone can be 21, 26, 36... not have a job (or work at starbucks or something), and just drink/party whenever they want. People with real jobs like Gro don't feel the need to get throw-up-drunk on a random tuesday, at least not more than once a quarter.  So... go party with someone who understands the adult life a little. One girl, many faces.

Well he might not know if its chambered but he would know if it was an empty magazine....which was funny too since the movie went out of its way to make a point that Downey Jr had a new glock.

RT- Who takes the calls from your tenants at 2am when the heat doesn't work?  Who collects back rent when they haven't paid?  Who has to deal with the new carpeting every 2 years?

Be very careful if you guys think you can buy a duplex and nearly break even.  If that were the case, don't you think someone would just come around and use it as rental property?

Good advice.  TGP and Mrs considering hanging onto duplex after buying our other place, but a close CBA (that's cost benefit analysis for you herbs), the profit margin was so thin, we didn't think it would be worth the schlep if we got a call at 5 PM to drive into LA during rush hour to deal with a clogged toilet or some other BS/

Also a good reason to have a tenant at will and explain to them that any 2am phone calls will result in an increase in rent, or the Saratoga Cty Sheriff on the last friday of the month!

The distinguished senator from the turnpike state, the honorable PBR is also a "business nerd", I do declare.

(Fog Horn Leghorn references are an exception to S.O.P. of the LLPP, so decreeth TGP)

RT is slighted that you would type-cast the 19 year olds that RT has posted for review. Why do you assume that these are mindless tramps who only care about boozing and partying? Surely RT would not pass the time with such empty personalities. RT selected these particular hens specifically because they represented the perfect combination of intellect, career aspirations, and personality......plus, Krissy could do a funnel in 3 seconds

Eh, the Rochester market is surprisingly resilient here from what I've seen (which may not be a good indicator). I'd like to see what Boston has to offer.
