WTFF left town this morning so LD11 decided to get crunked up.  Played some Tiger Woods with the boys, hit Hooters, went into Holladawg's Reflection Room for a few hours, watched some movies, and BAM!!!  There's like 10 extra pages on the LLPP. 

I haven't seen this kind of action for some time.  Very impressive.  However, while all of you clowns get on Regulator's case, I have to back him up...Can't you buy a mansion in Rochester NY for like $150K???  I mean come on?  And the guy is talking about Boston?  In Boston, $150K will get you a fly cardboard box and a bag of chips. 


I'm talking about boston b/c I know it's all relative, as you pointed out. I completely agree w/ Reg and his words of warning about real estate - I've got family who are heavy into it and say the same thing, Reg knows what he's saying.

Also, I'm fairly certain that just b/c you can buy a house cheaper somewhere, doesn't mean you should stay there and not live in the area you are interested in.

Edit: I imagine you would agree with that.

Yea its messed up.  

Lets say you are a teacher in Utica, NY getting paid 40K a year right out of college.  Now your like, oh Id like to buy a nice 3 bedroom ranch.  Done deal.  150K on a 40K a year salary is easy.

Now lets say your a teacher in Newton, Ma.  Your probably getting paid around the same as a first year teacher (40K) and now you say the same thing (Id like to buy a 3 bedroom ranch)  Same ranch in Newton is 800K.

So the moral of the story is......teaching aint gonna pay you the bills in Boston.

agreed JU, probably a lot of careers won't pay the bills in Boston. Or any other high profile city today for that matter.

I believe Reg (correct me if I'm wrong) is in LA? My brother lives in Sacramento, and consistently pounds me about the difference between the standard of living in Roch v. Sac

I'll vouch (is that a word? it doesn't look right. you say it 100 times then when you actually type it... nevermind) for JoseQ here and expand florida to pretty much the entire southeast market is "very good". Houses here are cheaper and newer. I can't  vouch (2 times) for the quality of construction, but gro is on new house #2 and hasn't seen too much trouble.

150K up north gets you a 75 year old cape cod. 150K in the SE gets you a 1800 sqft new construction.  200K gets you a whole lotta house. So if you're not trying to play the real estate game and just live in a nice house, the SE has it's advantages.

on the flipside... they are building TOO many houses down here (at least in TN)... which is stunting the appreciation value like you read about.

I know, I know...they are overhyped.  All of the rumors that you can't get flood/hurricane insurance in florida are a lie.

Tourist tax?  You mean the 5% they put on top of your hotel bill?  Is that what you referring to as Rediculas?

Native florida, I can see it now......a few palm trees, 120 degrees out @ 80% humidity and sipping a wonderful mojito in the pool.

Gro your right that you're gonna get a better place down there, but a 250K house in the Northeast might be worth 2 million in 20 years, while the 250K house in the South might be worth 500K in 20 years......

In my brief stint in the 813 they didn't have any. The gulf side doesn't get hit as frequent as the atlantic. The only thing I can say about hurricanes is get your insurance right!! You might pay more but don't leave things up to chance for the claim adjuster to find a loophole.

"Oh, this hurrican occured after the official season closed... you don't have coverage for that."
