It's funny because Reg had a much different picture in his mind of gro push moving his front lawn with one of those electric mowers and a 100' extension cord.  BOL

Is a schtooping something they do in a salt and peppa video?

JT bought a small two bedroom house (2000) in a neighborhood filled with two family houses.  This is the old place.  JT figured this was an ok bachelor pad and in the future he could rent it for a little above the two family rate.  This gives people an option of not having to live above or below someone else, a backyard (not shared), a basement, storage, a LR and DR.  Most two family's here have only an EIK and no DR.  Plus if the landlord lives in it too, a tenant may not get access to the backyard or driveway.

When JT bought it, it was on the market for a while.  JT saw the opportunity that others didn't.

We've been kinda looking.  JT wanted to be closer to the train and stop driving into NYC.  Found a foreclosure, 3 BR, 2.5 baths, LR, DR, EIK, Att, basement, 2 car garage, bigger backyard, more trees and shade.  Needs a little work, it was probably built in 30's, but isn't in bad shape.  Electrical has been upgraded and has newer siding.  Neighborhood is quieter and its a better class of people.

Now pop JT is three stops up on the same line, so come Sept no more commute which is at least three hours daily.  Door-to-door on the train is 1 hr plus a 10 min subway.  JT can sleep, read, or work on stuff. JT can walk about a block and a half to the train (and no the train really isn't loud since there isn't any X-ing's near the house.

We can even walk to town.   JT still may upgrade in the future.

Schtooping is yiddish for f'ing.  Don't know why JT knows that.

JT...where in jersey... and the NJ trains are nice when you can find a seat... they suck when they are busy

In 2000, neighborhood two family's were going for $225,000 - $300,000.  Rent for one side was $750 - $1100

JT picked up the Mother/Daughter for $170,000... asking price was $190,000.  Put down $30,000.  Carried a 15 year mortgage refinanced once down to 5.75% interest.
Current monthly mortgage is about $1,400 with taxes included.  JT is renting it out for $1,700 - $50 (tenant does yard work mowing/evespouts/snow)  = $1650.  JT is putting the $250 in savings for any repairs.  

Right now two families are about $375,000 - $500,000.  Rent is about $1,250 - $1,600.

JT's little dump was appraised for $285,000.  He put about $20,000 in it modernizing the bath and kitchen over the past few years.

Allendale.  So there will still be seats.  The only problem may be Secaucus junction when we change trains to go into Penn Station.  The company co-owner takes a similar ride and doesn't have much of a problem.  We'll see.

k+ on the heat miser pic.  tgp's pretty much sporting a heat miser hair do these days. 

at least we are not getting the 100+ heat out here in socal so far this summer.  a very welcome change of pace from last summer's heat wave.

sox in anaheim tonight thru wednesday.  tgp was hoping to go, but given the current state of affairs, now is not the best time to take a half day to go to a beisbol game.  need to keep the head down to avoid having it put on the chopping block.
