As a follow up to that "James" guy's comments on the Think Tank here's the link to a poll that can "help you select" a presidential candidate:

I met Joe Galloway, the journalist played by Barry Pepper in the movie, at a dinner - he was the guest speaker and had a chance to talk with him about the movie.  He said he writing the book was cathartic for him and the movie is very accurate to the actual story.

It was a real privilege to talk with him.  I first read the story while deployed on USS SOUTH CAROLINA in the Gulf War. 

If you call out "Broken Arrow" that is some heavy sh@t indeed!

Remember to pray for our Warriors deployed - the news may forget them but the average American always needs to remember that somewhere, someplace, day or night a Navy pilot is landing on an aircraft carrier at sea, a soldier is standing on the Korean DMZ, a Coast Guardsmen is conducting counter-narcotic ops in the Caribbean, snake-eater, Special Ops guys are at elevation in winter in Afghanistan looking for bin Laden, an Airman is pre-flighting an F-16, or a Marine is patrolling a dangerous, dusty village in Iraq.  The cop on the beat is what protects America at home and the service man or woman is the one who does it overseas - to keep us from calling "Broken Arrow" at home.

yep.  good call.  tgp has been meaning to look into a 30 yr.

Reg was presented a 15yr 4.875% mortgage a few weeks ago.

My new etrade complete savings account was just reduced from 4.9% to 4.40%.  Still much better than alot of things out there.  Especially the "bullish" portfolio my FA had me in.  Reg is going to run the numbers at CoB today to figure out how much I would have been down if I didn't pull out when I was even.



Ok, Tags has a question for his fellow economists here in the LLPP. Tags obviously sees rates trending down, with a potential for another1/2 pt cut at the next Fed meeting --- Tags would like to inquire about snagging a house w/ a nice fixed rate, the question is how steep would the first time buyer risk premium hurt?

depends on your fico score (ie credit history) and LTV.   these days having more to put down is pretty essential.  the other issue is understanding the guidelines and terms of the loan you are applying for.  guides to which company's underwrite loans aren't fluid but they can change.  rates, pts etc will vary based on the product type as well.

oh yeah, it helps if your loan officer isn't a dirt bag too.

FICO scores? LTV?? Shudder!! Things PG04 don't want to see on the weekend!! Haha  --- Especially now being back as a supervisor in the Advance Facility Department.

That being said, if you are in it for the long haul this may be a good time to make the move, tags.

Why not go and try to get a pre-approval letter?  They will tell you where to start looking $$$ wise or tell you get a few more years of $$$ in your pocket.

Then call a realtor to go look at something in the price range the mortgage company gives you.  You will either be content with what you find or decide that it doesn't even come close to your expectations.

Right now you are playing the "should I, could I?" game, which is a complete waste of time.  If someone gave you 1% loan and you went to look at a house in your price range and it didn't meet your needs, then you wouldn't buy anyway.

Great advice.

The housing bubble does not have only the sub-prime lenders to blame, but also the borrowers.  People who are schmos thought they were savvy speculators/investors.  They were not.  They bought into houses more than they could really afford and their world came crashing down.

Reguhater is right: get pre-approved so you have a realistic idea of what you are capable of, and if it doesn't meet your standards, wait until you saved more downpayment and gotten a couple of raises to bing you up to where you want to be.

Athough Tags understands the reason for the comments, Tags isn't the type of dood that is going to go out & buy a $400k home just because rates are relatively low, thus get in over his head anyway. The bottom line is that they are low, and more than likely going even lower, so it actually may be wise to start the process --- just picking some LLPP'er brains.

JU went a car auction today.  Didn't like anything there (all crapboxes) but some dude drove away with a 1997 Mits Galant for $250.  And another 2001 F150 was taken for $700.  Not too bad for cars that you can drive off the lot.

JU thinks he wants to start up an LLPP junkyard and sell auto parts to other d3football.comers and people from the basketball boards.
